What actually happens when we come out

"Free inspection" means different things depending on who's offering it. Here's exactly what ours involves, so you know what you're agreeing to before you give us your phone number.

We get on the roof

Not a walk round the yard with binoculars. Someone goes up, or we fly the roof with a drone where the pitch or the height makes that the safer and better option. We're looking at the field of the roof, the valleys, the flashing at every wall and chimney, the pipe boots, the ridge, the eaves, and the gutters.

We also look in the attic where we can get to it. A lot of roof problems are actually ventilation problems, and you can't see that from outside.

You get the photos

Whatever we find, you see. If there's a lifted shingle over the back bedroom or a cracked boot on the north slope, you get a picture of it, not a description. That means you can get a second opinion on the same evidence, and it means we can't invent a problem that isn't there.

Then a fixed written price

Not a range, not a verbal figure, not a number that moves once work starts. A written quote with the scope spelled out: what's being torn off, what's going back on, what flashing is being replaced, and what happens if we open it up and find bad decking.

If more than one approach makes sense, you get both priced so you can compare rather than take our word for which is better.

And no, we won't push you

Sometimes the honest answer is that your roof has five good years left and you should call us in four. Sometimes it's that your real problem is ventilation and a whole new roof would just repeat the failure. We'd rather tell you that and be the people you call when it is time.

If this is a storm claim

Wind and hail work runs on a different track from a planned re-roof, and how the damage gets documented at the inspection is often what decides whether a claim gets paid.

If there's water coming in now

Call, don't fill in a form. (406) 300-4215. An active leak in the middle of winter is a different conversation from a quote request, and we'd rather hear about it directly so we can get a tarp on it.

Financing

A roof is rarely a purchase people plan for. Financing is available, and it's worth asking about at the inspection rather than deciding you can't afford the right roof and settling for a patch.

What moves the final number

Three questions can't see your roof. These are the things we look at on site that push a quote toward one end of the range or past it.

Pitch
A steep roof is slower and needs more fall protection. It's the single biggest labour variable.
Layers
Two or three existing layers means more tear-off, more dumpster, more time.
Decking
We don't know what's under the old roof until it's off. Rotten sheathing gets replaced.
Complexity
Valleys, dormers, chimneys, and skylights all need flashing and hand work.
Ventilation
If intake or exhaust is short, correcting it is part of doing the roof properly.
Access
Tight lots, steep driveways, and long carries add hours.
